The Missouri side skews older and more architecturally distinct — Brookside and Waldo bungalows and Tudors from the 1920s and '30s, plus mid-century homes further south. Plaster walls, knob-and-tube remnants, and original cast iron plumbing all show up, and period detail is usually worth preserving rather than erasing.
Kansas City, MO permitting takes longer than the Johnson County cities. We submit early so the schedule doesn't slip waiting on approval.
